Gary starts off the episode explaining how there have been times where he’s jumped in to an investment without doing his due diligence, and has gotten burned doing it. That’s why it’s so important to look at property pro formas with a critical eye and making sure all the assumptions are what they should be. He also gives a reminder that you HAVE to keep score properly or you might end up making the wrong decision regardless.
Then Jason takes over and explains how you need to read a pro forma, including what things need to be on there that aren’t always, and what assumptions are reasonable. There are many things that can be left off that can make investments look prettier than they are, so make sure you aren’t duped.
